Near the rural lifestyle village of Maraekakaho we offer a 6 hectare Hawkes Bay lifestyle property with a quality two story family home, wonderful rural vistas, together with grazing and land suited to many different purposes including premium grape production.
The property is located a few minutes drive from Maraekakaho and approximately 18 km or no more than15 minutes from the Hastings city. The popular village Havelock North is a similar distance and the city of Napier and the Napier airport is a little further at approximately 30 km via State Highway 50.

Maraekakaho is a picturesque country centre of this mostly pastoral but increasingly viticultural district. The village is based around the site of the historic Maraekakaho sheep station founded in the 19th century by Sir Donald Mc Lean and a number of original historic buildings are still in use. More recently the surrounding area has become known for the growing number of vineyards which benefit from the ideal soil types and the warm Mediterranean climate. The village is especially well known for it’s very popular, decile 9 primary – intermediate school. This is a high achieving school, typical of the very best of Hawkes Bay’s rural primary schools offering an excellent standard of primary education with staff to pupil ratios and a quality environment not often achieved in urban schools.
Maraekakaho has many riding enthusiasts. It is well known for an active pony club as well as the local sports ground with its show jumping facilities, etc. The Hawkes Bay Hunt Club which is also based here. Maraekakaho lies on the banks of the beautiful Ngaruroro River which offers excellent year round trout fishing and for serious enthusiasts, some of Hawkes Bay’s best jet boating opportunities.

The property consists of 6 hectares (or about 15 acres) facing State Highway 50, together with a spacious modern home and shedding. The attractive, two level home is approached by a long, private tree lined drive which gives the home a considerable degree of privacy. On arriving at the house site visitors are treated to unique and quite spectacular elevated rural vistas north, east and west over the plains, over the nearby Ngaruroro River for many kilometres and as far as the distant Ruahine and Kaweka Mountain ranges. The house is naturally sheltered by the hillside from the southerly storms and was constructed with picture windows and an outdoor flow to capture the sun all day together with these amazing views. It is surrounded by lawns and an attractive, fully landscaped, easy care garden.

The house was constructed six years ago to very high standards. The builders utilised all treated timber framing with “Insulclad” internal wall insulation, finished externally with a pleasant solid plaster exterior together with quality aluminium joinery. It was carefully engineered for optimum energy efficiency through a combination of solar design (allowing maximum sun in winter but shade in the heat of summer, high grade wall and ceiling insulation materials and on the south side of the home; double glazed windows. Internal heating is from a wood burner which uses approximately $200.00 worth of wood per annum to operate.

Down stairs the design is semi – open plan. There a spacious modern kitchen, a dining and family area and another comfortable living area which centres on the log fire. The house could be described as having either 4 or 5 bedrooms, 3 upstairs and two below, depending on use of the 5th, currently utilised as an office. There are bathrooms upstairs and downstairs. There is a substantial integral garage with workshop space having its own loft with further workshop or storage space. The home has a modern infra red security system linked to telephone.

Also on the property is a 7.5 x 15 meter steel utility shed of steel construction. The shed has a concrete floor, two vehicle bays with lockable doors and considerable further workshop or storage space.

The property has an entirely flat front paddock block approximately 2 hectares in size. These have soils described as Takapau silt loam which are a preferred soil type in the Hastings District for premium wine grapes. The surrounding area contains many well known vineyards and this sunny north facing site would also be ideal for a small boutique vineyard. Currently in pasture, the block has also been used for cash cropping and is suitable for many different agricultural or horticultural uses. The balance of the property rises up over moderately steep hill, firstly to an intermediate level plateau on which the house and shedding is constructed, then rises again over grazing land to the back boundary. Other than the house, gardens and driveway, the entire property is currently leased for grazing to a neighbouring farmer.

This is an interesting property of genuine quality and has considerable potential for a lifestyle buyer wishing to maximise the many opportunities the land offers. Alternately a busy or retired new owner could simply continue the existing informal pastoral lease to the neighbouring farmer.
